Recognizing that entrepreneurial borrower's need for flexibility, and the certainty of closing, Cirque Capital in 2018 launched a bridge/construction lending platform. In the years that followed we continued to build on that foundation, creating a comprehensive lending platform that today offers financing solutions in most states. Product classes that Cirque Captial lends on include hospitality, retail, office, multi-family, industrial, mixed-use, SFRs (non-owner occupied) and urban infill land.
FACTORS FOR LOAN CONSIDERATION
We rely primarily on our relationships with existing and former borrowers, real estate investors, banks, real estate brokers and attorneys in originating loans. Many of our clients are "repeat customers." when underwriting a loan, the primary focus of our analysis is the value of the property as well as the borrower and its principles. We analyze and assess selected financial and operational data provided by the borrower in relation to its operation and maintenance of the property. We take into account such factors as the neighborhood the property is located, the current use and potential alternative use of the property, the local market, sales information of comparable properties, existing zoning regulations and the borrowers experience in real estate ownership, construction, development and management.
